The Harborvale is seeking a Maintenance Manager to join our newly reimagined, one-of-a-kind property located in downtown Burlington, Vermont, set on the shores of Lake Champlain. The Harborvale’s story is inspired by the wonder and sense of place that Lake Champlain provides; the adventure of fresh experiences, the opportunity to reminisce about fond memories while creating new stories to share.
The Maintenance Manager plays a vital role in delivering an exceptional guest experience at the Harborvale by ensuring the property is safe, well-maintained, and operating at the highest standers. From overseeing preventative maintenance programs and responding to maintenance needs to leading the engineering team and preserving the quality and appearance of the hotel, the Maintenance Manager helps create a comfortable, reliable, and welcoming environment for every guest. Through proactive leadership, attention to detail, and a commitment to excellence, the Maintenance Manager supports The Harborvale’s spirit of hospitality from arrival to departure.

Position Overview:
The Maintenance Manager is responsible for maintenance operations, preventative maintenance, and special maintenance projects for the hotel to ensure the building is properly maintained and any guest needs are attended to in a quick, efficient, and friendly manner by performing the duties outlined below.
Core Responsibilities:
To coordinate and manage the day-to-day maintenance and upkeep of the hotel as it pertains to engineering and grounds, under the direction of hotel leadership.
To continually support and improve engineering services that effectively address problems affecting both guests and team members.
To assist in the assessment of training needs, planning of training courses, and presentation of training courses. To train and instruct other members of the staff by passing along your knowledge and skills. In addition, utilizing resources from outside vendors and sources, and assist them in team member development and further advance your own. Participate in corporate and property training as directed by hotel leadership. Set an example of continuous self-development.
To be an independent mechanic, able to analyze problems and to formulate plans to get work done quickly including procurement of materials, parts, etc., and necessary scheduling arrangements with a high degree of quality.
Language skills requires the ability to read and interpret documents such as safety rules (i.e., Lockout Tagout, JSAs), Safety Awareness information (such as MSDS) operating and maintenance instructions and procedure manuals. Ability to write routine reports, logs, and correspondence. Ability to speak effectively with customers, vendors and team members.
Manage repair and maintenance project and building improvements by effectively coordinating and planning all tasks in advance of beginning any project. Utilize all possible resources. Coordinate efforts with engineering and other affected departments. Use project management techniques along with the appropriately assigned engineering team members to perform project planning and execution. All methods, materials and practices must meet and be in accordance with local codes, Westport Hospitality specifications (Marriott standards), national codes, and standard practices. Keep accurate completion and task records in the project files. Materials procurement and coordination of their availability are also critical to the success of your position. Our goal is to cost-effectively maximize the schedule.
Our hotels function 7 days a week, 24 hours a day. All team members must realize this fact and be aware that at times it may be necessary to move team members from their accustomed shifts as business demands. In addition, it is understood that business determines the amount of hours that are worked, and that some weeks may be scheduled at less than 40 hours, and other weeks at more than 40 hours. Average work week is between 40 - 45 hours.
Essential Job Duties and Responsibilities:
1. This position is directly responsible for the following:
Direct supervision and scheduling of the work force
All preventive maintenance programs
All repair and maintenance work orders
Inventories and procurement of parts and supplies
Accident prevention and safety
Energy conservation
Neatness and cleanliness of the engineering shop and all areas under the direct control of the department
Proper orientation, training, and development of department team members
Utilize the tools of quality in department planning and problem-solving efforts, as appropriate
Conduct two briefings each day (one per shift)
2. Supervise and participate in all preventive and general maintenance programs by:
Maintaining a rooms maintenance strategy
Maintaining tracking data, check sheet and logs
Planning and scheduling preventive maintenance
Planning and scheduling corrective maintenance
Planning and scheduling project work
Regular inspections
3. Lead or otherwise facilitate the transfer of information regarding priorities, assignments, and problem solving at the various briefing sessions each day.
4. Fire Alarm/Life Safety System - to monitor systems as necessary, to be fully informed of the system operation and to handle emergencies involving the systems. To have a working knowledge of fire sprinkler and emergency power systems.
5. Energy Conservation - to observe and analyze energy and utilities usage in the hotel and on the grounds. To look for ways to conserve energy and report any ideas to the Engineering Management.
6. Emergencies - to be available for any emergencies and act in an engineering capacity to protect our guest and team members and preserve the building and its systems during the emergency. To act as quickly and responsibly as possible to return the building to its normal operating status, to inform Engineering Management of any such emergencies.
7. Accident Prevention and Safety - to be aware of all existing departmental Job Safety Analysis and to strive to work in an accident-free manner and to create a safe work environment for others. To continuously look for conditions which may endanger team members or guests of the hotel and to take immediate action to correct any hazardous conditions found.
8. Records - to read, log, track and interpret readings from meters, gauges, and other measuring units. To maintain a thorough log of each day’s activities and problems that occur and to ensure this information is passed on to other shifts.
Knowledge, Skills, Abilities:
Education: High School Certificate plus two years technical training or two years College or four years experience. Two years experience as Engineering III.
Licenses: Have and maintain a valid Driver’s License

Physical Demands:

The noise level in the work environment is usually moderate.
We offer competitive pay and a benefits package with a salary potential of $65,000 - $75,000 based on experience.
